AILERON GOVERNMENT LOAN PROGRAMS

Aileron’s specialty finance platform focuses on government guaranteed loan programs, including the U.S. Small Business Administration (SBA) 504 program, and the USDA B&I (Business and Industry) program. The firm provides first mortgage loans for the acquisition, construction, and/or recapitalization of owner occupied commercial properties nationwide.

SBA 504 Loans

Aileron Capital’s SBA 504 loan program provides up to 90% loan-to-value financing (80% for special use) for the acquisition, construction, or refinance of owner occupied commercial properties. The transaction is comprised of a first mortgage loan provided by Aileron, an interim (bridge) second mortgage loan provided by Aileron, and a permanent second mortgage loan funded by the SBA through a debenture offering. Rates for the first mortgage loan can vary, depending on property type and borrower strength, and the SBA second is fixed over the 20-year term, assumable for the life of the loan.

USDA B & I Loans

Aileron’s USDA Business & Industry (B&I) loan program provides up to 80% loan-to-value financing for the acquisition, construction, or refinance commercial real estate located within eligible rural areas. This program helps to create and maintain employment, and improve the economic and environmental climate in rural communities.
